New York State requires every licensed real estate brokerage to post its standardized operating procedures governing prospective homebuyers. These are the procedures of TACODA Group, Albany, New York — Deanna Geist, Principal Broker (Limited Liability Company Broker, NYS DOS License #10491212477).
Identification of Prospective Homebuyers
Prospective homebuyers are not required to show identification to begin a conversation with us or to make an initial inquiry. Identification is required at the appropriate stage of the relationship — when the engagement formalizes and the required forms, disclosures, and agreements are put in place before substantive work on a purchase begins.
Exclusive Buyer Representation Agreement
TACODA Group does require formal, signed buyer representation agreements and related transaction documentation. These agreements are established as part of engaging in a real estate transaction with our brokerage — an initial consultation does not require one, but representation in a purchase does.
Mortgage Pre-Approval
Pre-approval is not a blanket requirement to work with us. It is, however, our standard recommendation that prospective buyers obtain mortgage pre-approval early in the engagement, and we generally ask that it be in place before home showings begin.
